Pabst Farms Apartments

Our multifamily concept plan for Pabst Farms apartments was inspired by the “mews house” concept, designed to leverage the large site acreage by creating intimate courtyards to offer immediate access to natural environs and encouraging pedestrian and resident interaction. Pabst Farms apartments has every advantage of being a suburban site - with ample green space and nearby public parks - but also offers access to several walkable community amenities including the YMCA, restaurants, coffee shops and a grocery store. Our goal is to encourage an active and vibrant community by positioning the buildings in a manner that promotes walkability throughout the Pabst Farms community.

Through current and past developments, we have found that our residents desire living environments that go beyond the walls of one's individual apartment home. They seek out environments that encourage active lifestyles with proximity to nature and activities. With that in mind, we have thoughtfully considered our site plan design to highlight and encourage natural and active lifestyle features.

Pabst Farms Project Overview

   

Location

  • ● Our development is positioned directly south of the Lake Country Trail, a 15.6-mile trail located on the former Milwaukee-Watertown Interurban Railway
  • ● The trail runs through rolling terrain boasting scenic views of the mid-kettle moraine area
  • ● Directly north of our site, the City has invested in developing Chapman Park, a passive public park with walking trails

Highlights

  • ● 315 market-rate, luxury apartments, 12-17 units per building with attached garages, townhome units contain three living levels over a 2-car attached garage
  • ● A roughly 4,000 square foot standalone clubhouse for use of apartment residents with 24/7 leasing and maintenance staff and development amenities. The clubhouse will feature a resident clubroom with a full, gourmet style kitchen and dining room available for resident rental for parties and gatherings. It will also include a resident fitness center overlooking green space or the pool
  • ● The resident fitness center may be scaled back due to its proximity to the YMCA. Mandel may coordinate with the YMCA to extend an incentive for a gym membership to its residents
  • ● An outdoor pool with a Baja lounge shelf and ample deck area will be a welcome retreat in the summer months. An outdoor grill and patio dining area, adjacent to programmed lawn space will also be available to residents. The clubhouse is feature at the front entrance of the site and will be a landmark feature for the development
  • ● Swimming and kayaking on several lakes throughout the area. Pabst Farms apartments will offer bike and kayak rentals and will organize community rides and lake days
  • ● Architectural design inspired by modern interpretation of the farmhouse aesthetic and includes use of sustainable materials like white board and batten siding, stone masonry, timber beams, natural wood materials and standing seam metal roofs. Our goal is to inspire an attentive design, representative of the agrarian tradition and history of the site
  • ● Variety of building styles helps to distinguish the look and feel within the development
  • ● Sensitive treatment of building height (implementation of dormers reduces building height)
  • Top of line finishes including quartz countertops, stainless steel appliances and wood-look hard surface flooring
