Portfolio Maintenance Services Manager

Mandel Group, Inc. is hiring for a corporate level, Portfolio Services Manager, with responsibility and focus on training apartment community maintenance team members in technical skills needed to succeed in their positions, as well as to enhance and improve maintenance processes on-site to meet company expectations. This position will also have oversight for capital and non-routine improvement projects.

Functional responsibilities include, but are not limited to:

  • Assisting, developing, reviewing, creating and implementing on-site policies and procedures to enhance NOI, performance, core values and safety on-site;
  • Recommending, developing, executing and monitoring capital and non-routine improvement needs and projects on-site at our apartment communities;
  • Assisting Maintenance Supervisors with property-level management of capital and non-routine improvements when scope is too large or complex for Maintenance Supervisor;
  • Executing companywide apartment service contracts;
  • Assisting with budget preparation;
  • Monitoring maintenance related Key Performance Indicators for assigned portfolio of properties;
  • Performing maintenance property inspections to ensure Mandel maintenance standards are adhered to on-site;
  • Monitoring, forecasting and providing recommendations for common expenditures at a companywide level for maintenance related needs;
  • Developing and training maintenance team members for future success, including participating in onboarding of maintenance associates;
  • Researching, developing and implementing new programs to continually enhance maintenance operations at Mandel;
  • Maintaining own technical skills and assisting on-site in emergency situations.

While this position does not regularly have direct supervisory responsibilities, the Portfolio Services Manager does interact with on-site team members and may oversee work of floating maintenance associates. As such, candidates for the Portfolio Services Manager should have experience in coaching, training and overseeing team members. The position requires knowledge of and the ability to use Microsoft software programs such as: Office (Word, Excel, Outlook) and Office365. The candidate should be comfortable researching, analyzing and coming up with feasible recommendations to address areas of improvement within the maintenance operations.
