The Farm at River Hills Project Overview


Uniqueness of Location

55-acre site unique in River Hills for several reasons

  • ● Only large, contiguous undeveloped site in Village surrounded by institutional uses (synagogue, church, operating commercial farm, sculpture garden)
  • ● Brown Deer Road, a six-lane state highway, frontage makes site unsuitable for single family development
  • ● The eastern portion of the property is bordered by the highest residential densities in River Hills (1- and 2-acre lots)

Program of Uses

  • ● 154 market-rate, luxury apartment homes in five 3-story structures with a mix of 1-bedroom, 2-bedroom and 3-bedroom floor plans
  • ● Clubhouse for use of apartment residents (leasing center, clubroom, workout facility, lap pool)
  • ● Extensive walking trails, including wetland boardwalks and wildlife habitat

  • Cleans runoff waters and reduces Stormwater runoff volumes and rates by 80-95% over crop field; this results in a greatly reduced/eliminated contribution to downstream flooding
  • Preserving and enhancing existing wetlands through sensitive building location

Water Strategy

  • Water solution that would deliver public water to the development from either Bayside or Brown Deer
  • ● Public water eliminates all burden of project on local groundwater and creates opportunity for future expansion of public water throughout the Village
  • ● Real estate taxes from the project would provide funding mechanism for public water to eliminate financial burden on Village and residents


  • Traffic study indicates traffic signal likely at intersection of Spruce and Brown Deer Road
  • Traffic signal enhances safety of Village’s most dangerous intersection
  • Real estate taxes from project would provide funding mechanism for signal to eliminate financial burden on Village and its residents
